A Boston-based developer is seeking to build a hotel in Quincy.

CPI Management LLC is proposing to construct the 135-room hotel at Arlington and Fayette streets in North Quincy. The vacant 58,670-square-foot lot off Newport Avenue was formerly the site of a building that housed WORK Inc., according to Bob Harnais, an attorney for CPI.

He said his client, whose principal is Jim Goldenberg, has acquired the lot and is currently seeking permits from three city boards. In addition to the six-story hotel, the project calls for construction of a 102-space parking lot and 13 on-street parking spaces, along with upgrades to drainage, utilities, and landscaping.

Hearings are scheduled before the Conservation Commission on Wednesday, March 2, the Planning Board on March 9, and the Zoning Board of Appeals at a date to be determined.

“They are working with us, and we are anxious to see what their plans look like,’’ said James Fatseas, the city’s planning director. “We are looking forward to hearing more about it.’’

CPI Management has developed other hotels, including in Portsmouth, N.H., according to Harnais.

“This is what is needed in that area,’’ he said, noting that the site’s close proximity to the North Quincy MBTA station makes it a great location for the proposed hotel, which would cater to business travelers who would like to stay close to Boston and have easy transit access to the city.
